All bookings are subject to the following terms and conditions:
Please e-mail the owner for reservations.
A provisional reservation will be held for 3 days.
A non refundable 50% deposit is required to secure the booking. The balance is payable not later than 8 weeks prior to the start date. If the full balance is not paid on time we reserve the right to cancel the booking, in which case the deposit will be forfeited. For late bookings the full rental is payable at the time of booking.
In the event of cancellation with less than eight weeks notice we will endeavour to re book the property, but should we be unsuccessful, the whole rent is payable. With more than eight weeks notice, the deposit only will be forfeited.
Arrival and Departures
All bookings are from Saturday to Saturday. Arrival is from 4.00 pm and departure is 10.00 am. The Housekeeper will arrange to meet guests at the property.
There is parking for one car by the summer house and additional parking in the lane beside the house. Parking is clearly signed.
We regret that smoking is not permitted anywhere in the house or summerhouse.
Electricity is included in the rent as are logs for the fire.
Bed linen, Towels
Bed linen and towels, including beach towels and tea towels are provided.
A telephone is provided for the convenience of guests but excessive bills will be charged.
There is free wi-fi.
There is a damage deposit of £500.

Before your arrival the property is thoroughly cleaned and serviced. Guests are obliged to take good care of the property and to leave it in a clean and tidy condition. We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition.
Guests agree not to exceed the total number of people stipulated in the property description.
Guests agree not to part with any possessions belonging to the property.
The owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the guest or any other person may suffer or sustain arising out of or in respect of any letting.
We try to take every care to prepare the property to a standard whereby our guests will enjoy their holidays. If a problem or cause for complaint does arise, please let us know immediately. Every effort will then be made to assist you. It is frustrating for all parties if you write after your holiday to tell us about a problem that could have been solved had we known at the time.
